Residential areas in Mumbai, Navi Mumbai and Thane for new residents

If you are relocating to the Mumbai region, the practical choice is between three belts: Navi Mumbai for planned sectors and more space, Thane for large townships with city amenities, and Mumbai itself for the shortest commute to the island city and BKC. Your workplace should decide the belt, and your budget the locality.

We move households in all three every week. This guide describes each belt as a mover sees it, names localities to shortlist, and shows what a local shift costs there. It does not quote rents or property prices, which change too often to be reliable here.

How do I choose an area in the Mumbai region?

  1. Start from the commute. Mark your office and check the train line or road you would use daily.
  2. Decide on building type. Township tower, older society, or independent house each come with different rules and upkeep.
  3. Check schools and hospitals within a short drive if you have a family.
  4. Visit at peak hour and, if you can, on a rainy day.
  5. Ask the society about move-in rules before signing: lift timings, move-in charges and paperwork.

Which parts of Thane should I consider?

  • Central Thane (Naupada, Panch Pakhadi): older, walkable, close to the station and the lake.
  • Ghodbunder Road (Majiwada, Manpada, Hiranandani Estate, Kasarvadavali): large gated townships with amenities; allow for peak-hour traffic.
  • Thane East, Kalwa and Mumbra: more affordable, close to the Wagle Estate employment belt.

A 1 BHK local shift in Thane costs ₹7,000 to ₹9,000. See the Thane page for area-wise rates.

Which Mumbai localities are popular with people relocating?

Shifting here costs more than in Navi Mumbai, typically ₹7,500 to ₹12,500 for a 1 BHK, because of distance and building access. The Mumbai page lists each area.

What about Pune?

If your job is in Pune, the usual shortlists are Hinjewadi, Wakad and Baner for the western IT belt, and Kharadi, Viman Nagar, Hadapsar and Magarpatta for the eastern one. We move households between Mumbai and Pune regularly; a 1 BHK starts from ₹9,500. See the Mumbai to Pune page.

What should I arrange before moving in?

Some do, and most set lift and timing rules. Ask the society office for its move-in terms in writing before you sign the agreement.
